Historic Leasing with Style and Personality

The original portion of 263 W Patrick St was built in 1794. Yes, George Washington was still President when this house was built. It is a fine specimen of Georgian architecture, common in Frederick at the time, and now a great classic along the W Patrick St. streetscape. The building is part of the commercial downtown which means that is is also part of Frederick's Historic District.

The exterior brick is quite soft and has been painted most of the building's lifetime. A few rooms in the house have revealed the interior brick in an honorable display of traditional building techniques, though back in the day the brick would have been modestly covered in lath and horsehair plaster.

The building is meant to host solopreneurs, creatives, and nonprofits, whether for just a day of for the entire year. 263 W Patrick is proud to be the home of some great businesses?

UPCOMING IMPROVEMENTS

There will be a continual effort to improve the form and function of the building for years to come. The building deserves it. And all the tenants and guests who use it deserve it. Plus the ever-changing vintage decor gives you a reason to pay attention to your surroundings.

Next on the list? Picture ledges for vintage art and art by local artists.

PARKING

There is limited parking behind the building. I currently offer it free on a first come, first served basis for tenants. Market rate is $50 per month for a dedicated parking space so this is a nice bargain!

For those winter months when it gets dark early, there are both dusk-to-dawn lights and motion sensor lighting to illuminate the area.
